new home buyer bewareWhen a new home is built, the builder will provide the homeowner with a copy of the Real Property Report (RPR) and the Elevation Certificate. The RPR shows the location of the structure within the boundaries of the lot. The Elevation Certificate shows the proper Elevations. These elevations are not to be changed or altered. Any changes will cause drainage issues to possibly the homeowner and adjoining lots. When a purchaser is looking at buying a lot, at that time, it would be beneficial to inquire about the elevations prior to the final purchase to be aware of what the elevations are going to be so there are no misunderstandings.
