new home buyer bewareWhen a new home is built, the builder will provide the homeowner with a copy of the Real Property Report (RPR) and the Elevation Certificate. The RPR shows the location of the structure within the boundaries of the lot. The Elevation Certificate shows the proper Elevations. These elevations are not to be changed or altered. Any changes will cause drainage issues to possibly the homeowner and adjoining lots. When a purchaser is looking at buying a lot, at that time, it would be beneficial to inquire about the elevations prior to the final purchase to be aware of what the elevations are going to be so there are no misunderstandings.

Residents who own and operate ATV’s are reminded that there are penalties in the Saskatchewan All Terrain Vehicles Act pertaining to the operation of ATV’s by minors, to the operation of ATVs by anyone on private land not owned by the operator, and restrictions on operations on public lands.  Please take a few moments to read the Town of Butte ATV Bylaw and the Saskatchewan All Terrain Vehicles Act provided on the Town website.  The Act provides for penalties of $1000 for persons operating an ATV in contravention of the law.

When planning to purchase property in the Town of Pilot Butte, please be sure to have your lawyer request a tax certificate. The Tax Certificate indicates whether the taxes and utilities are paid or if there are outstanding amounts from the previous owner prior to the transfer. Have your lawyer ensure these outstanding amounts are paid by the previous owner prior to purchase. The reason for this is that the taxes and utilities remain with the property. If these amounts and any other outstanding amounts are not paid out by the previous owner prior to the purchase, they will be the responsibility of the new owner as they remain with the property.
